5 New Sold Stories: Find out why our listings are selling while others have been sitting
A shifting market, scary interest rate hikes or a tight timeline to sell doesn’t need to stop you from moving ahead with your goals. It feels like, over the past few months, we’ve seen it all and we’ve been staying busy in order to stay ahead of the market; rather than just on top of it. We’ve resorted to having backup plans for any bumps in the road, and we’ve learned that sometimes a pivot in the plan isn’t always a bad thing. Here, we’re sharing a few of our favourite recent sold stories from the past few months to help inspire and show you that great things can happen in any market.
1. Only the Best for the BREW Building: 635 University Ave.
This unique commercial/residential building was recently sold after years of being operated as a brewery by the Goure brothers, Jordan & Joshua – making this sold story one of our favourite ones yet!
We knew this wouldn’t be a typical listing due to its unique zoning and location in one of Windsor’s more economically depressed neighbourhoods. We knew immediately that we needed to go all-out with the marketing plan while looking for a very specific buyer. This listing was one of the first to be marketed in our brand-spanking-new BCL magazine, so naturally, we hosted an open-house party inviting some of Windsor’s most creative investors and business owners. We even made it to the evening news! Our hard work paid off because we found the perfect new owners, who have their own exciting plans to use the property exactly how it should be used – a brewery that will continue to activate the neighbourhood.
2. Stylish Staging in the Lakeshore: 280 Carole Court
This luxurious Lakeshore home sold in just five days, even after the market took an unsettling turn in June. We were under the gun and needed to get this home on the MLS as soon as possible to guarantee the best sale price for our clients without compromising our chances for the best first impression.
Thankfully our commitment to continued education helps us stay two steps ahead of the market and our competition. By perfectly pricing, we were able to sell over asking in such a short time. But it’s not just the price that matters; our complimentary staging and ‘restyling’ services transformed unused areas of this home into spaces that inspired buyers to imagine themselves living there. We even organized their storage areas into crafty masterpieces that The Home Edit would be proud of.
3. We’ve Got Your Back-Up: 1916 Chateau Ave
The sellers of this stunning East-Windsor semi came to us saying they needed to sell, and needed to do it fast! We already had a lot of competition with an inventory of similar homes listed in the neighbourhood, just as the market shifted. Buyers started to lose confidence, uncertain of what was to come and this meant our strategies for prepping this home, marketing and negotiating offers needed to be a little different than usual.
Although we did get a promising first offer in the nick of time (which the sellers chose to accept) we didn’t feel confident relying on just one offer. Due to the tight timeline of this sale, we worked our butts off (and use our great relationships with other local agents) to ensure we had a backup just in case we had to endure any bumps in the road and thank goodness we did!…
The buyers of the first offer failed to deliver the deposit, which meant our backup buyer could swoop in, all without leaving a penny on the table.
This cute and cozy townhome sold within a few weeks, unlike many of the surrounding comparables that have seen price reductions and are still on the market.
4. Showcasing History: 715 Walker Road
Some historical properties are begging to have their stories told – and that’s just what we do here at BCL! A little of our complimentary staging paired with our expert marketing strategies ensured the history and unique features were front and center. Even with the slowing market, lack of showings and complicated zoning, BCL was able to work with this property’s two offers to get our sellers a price well above their expectations!
5. Phone-a-Friend: 3051 Troup Crescent
When this property was listed, the market had started to slow. Buyers were scared and holding back from visiting properties, let alone making offers. So, unlike in the past, when some sellers stayed in hotels or went on vacation to accommodate all of the showings, we managed to drum up multiple offers from only 7 showings all week.
When our offer presentation day came around, we sat down for our scheduled time at 7 pm and received no offers. Instead of panicking, we knew this just meant we needed to work a little harder to get our sellers what they wanted in this unstable market – and that’s just what we did. Using our knowledge and relationships with other agents in the area, we were able to present our clients with 2 offers that same night and found this gorgeous home its new owners!
