Crafted Opportunity: Restored Historic Building For Sale
BREW – Windsor’s aptly named microbrewery, has become an iconic pillar in the Glengarry community since opening its doors in 2014. Brothers Joshua and Jordan Goure, with their many years of experience in the hospitality industry created the craft beer company after identifying a need for smooth, easy-drinking beer as an alternative to mainstream domestics.
The brothers have become well known for their business savvy. They are living proof that combining a quality product with excellent marketing results in a successful big business that enhances and satiates (if we may!) a community. Its location on University Avenue set the stage in creating community and camaraderie, a Friday night hot-spot for beer enthusiasts pre- gaming for events at Caesars, the location consistently filled its capacity. With its slick but cozy, heavily-wooded interior design, comfortable seats and stools, and impressive beer options, the BREW quality and brand elevated to success. It is undeniable that the building itself takes a top-shelf spot in the success of the business.
Constructed in the early 1900s as an original Hiram Walker building, the property has some famous history. It was the Meisner wholesale chocolate factory in the roaring 20s. When the Goure brothers purchased the property in 2013, they had their work cut out for them as the nearly 3000 SQ FT property had been left unoccupied for nearly two decades. After completing an arduous restoration, they received a Heritage Award in 2015 for the incredible transformation of an abandoned factory into a chic brewery.
With its multi-purpose, open-concept commercial space, it is perfect for a variety of different business opportunities from a hip manufacturing headquarters to a contemporary retail space. With a kitchen, ample basement storage, a loading area, a room (ideal for an office) with a private washroom, a walk-in refrigerator and a bar area with granite countertops, investors and entrepreneurs could have an enjoyable field day making this space their own.
And there’s more!
The pièce de résistance is an updated, characteristically industrial, two-bedroom, upper loft – a living space that is extremely difficult to find in Windsor, especially mere steps away from the Detroit River. This modern dwelling has been used as a private residence, a short-term rental, and a greenroom by local radio stations interviewing performers at Caesars Windsor.
Extra attention was paid to creatively maintain the art-deco charm of the unit with its original hardwoods, tin details, and exposed beams and brick. The open-concept kitchen boasts an eclectic mix of commercial fixtures with a brand-new gas range and renovated washroom, including 1920s inspired tile and a modern walk-in shower.
Because it is the tallest building in the residential area, the attached rooftop terrace with ground floor access offers views of the city and the gorgeous Detroit skyline, including its iconic Renaissance Center.
With less than ten years in the business, BREW microbrewery has produced millions of litres of beer – and expansion has begun! Adding wine to their roster, the Goure brothers have shifted the brand into a new manufacturing facility to keep up with province-wide demand.
This grand success means that the building they so painstakingly revived is ready to move onto it’s next owners! Beyond the BREW brand, the Goure brothers have dreamed and designed a commercial-residential combo that is move-in ready for its lucky buyers!
